The real estate sector is composed primarily of Real Estate Investment Trusts (REITs), which own, operate, and finance income-producing properties across residential, commercial, industrial, and specialized categories. REITs were established by Congress in 1960 to give individual investors access to large-scale, diversified real estate portfolios. By law, REITs must distribute at least 90 percent of their taxable income to shareholders as dividends, resulting in above-average yields that attract income-focused investors. The sector also includes real estate operating companies, property developers, and real estate services firms.

Property fundamentals — occupancy rates, rental growth, and net operating income — are the primary drivers of REIT performance. Industrial REITs focused on logistics and warehouse facilities have benefited from e-commerce growth and supply chain reconfiguration. Data center REITs serve the expanding cloud computing and AI infrastructure markets. Cell tower REITs monetize the wireless data growth cycle through long-term tenant leases. Residential REITs benefit from housing affordability challenges that keep rental demand elevated in many markets. Healthcare REITs own senior housing, medical office buildings, and skilled nursing facilities, positioning them to benefit from aging demographic trends.

Interest rate sensitivity is the most significant risk factor for real estate stocks. Because REITs are valued partly on their yield spread over risk-free rates, rising interest rates increase borrowing costs and reduce the relative attractiveness of REIT dividends. Property market cycles can lead to periods of oversupply, particularly in office and retail segments where structural demand shifts have created long-term vacancy challenges. Tenant credit risk, capital expenditure requirements for property maintenance, and geographic concentration are additional considerations. Within a diversified portfolio, REITs provide real asset exposure, inflation protection through rent escalators, and a reliable income stream, though investors should evaluate subsector dynamics carefully given the divergent trends across property types.
